objectives, risks, strategies and past performances of our business. It will also include
financial data, a summary of our business history, a description of its operations, and
marketing and advertising.
This investment prospectus will provide answers

Southern Oregon area ( our main office ) for over 5 years now. With swinger parties

The concept of Anything Island Bed &
Breakfast is a resort, located in Southern California, just for
swingers. The closest thing to this is either located in Jamaica, The Bahamas, or
Mexico. Our concept is to have a tropical setting or theme of a tropical resort, fully
enclosed, with perfect weather 365 days a year, with Suites for guests to stay in over
night with an inside heated waterfall lagoon and a monster tree house play room for
everyone to enjoy some ' Adult Fun '. Anything Island would be open from Friday afternoon
at 3pm, to Sunday afternoon, with dinner for Friday and Saturday night, and a breakfast
Sunday morning included with your suite reservation, with Las Vegas style entertainment
planned for the weekend.
Our original concept of Anything Island, was to
have a small amount of bungalows to accommodate the guests attending for the
weekend, but as we decided to actually start taking tentative reservations for future
parties, we soon were booked up for 3 months in advance, and were having 20-30 calls a day
asking for when we would be taking more reservations, we realized we had hit a winner. Our
original Anything Island was only a single floor, with limited room. The waterfall and
playhouse was way too small, and there were many hurdles we had to jump across to even get
in operation. Even though it was commercial / retail zoned, we had an impossible time of
getting an occupancy permit from the fire dept. We then realized the solution was to buy
an already ( existing ) bed and breakfast, and refurbish it for our needs. As it would
already be zoned for a bed and breakfast, our zoning and occupancy problems would no
longer be a problem. The nice thing about buying existing bed & breakfast properties,
is that the number of locations we can have is virtually endless.
Swingers Clubs are the one business where if
you know how, your advertising costs can be almost zero ! If you get on Google or Yahoo,
and type in Southern California Swingers Clubs, Norm's ADV8 Swingers Club for Orange
County, Norm's ASYX Swingers Club for Los Angeles County, and Norm's AMIX Swingers Club
for San Diego County are ALWAYS listed in the top 10 listings. On Yahoo, Norm's swinger
clubs are listed in 5 of the 10 top listings.
As of 01/19/08, Anything island was already in
the top 10 listings on google and Yahoo. Not bad for a new resort. ( Southern California

With over 10,000 hits a day (total), Norm's
already existing clubs can send a steady stream of customers 365 days a year, not to
mention the Anything Island listing. In addition, some of the major swingers travel
agencies have already agreed to represent us for bookings.
For our 1st location, we had allocated $45,000
to custom hand build the facility, and to lease a 3300 square foot building. For Phase ll,
we will now look for an existing bed & breakfast which we can convert to our
specifications, which would include an inside waterfall lagoon, and a tree house playroom.
Each quest suite would also have it's own Island theme.

Even though our capacity is expected to full up
each weekend, we conservatively estimated our gross profit on just 60 of the 75-95
bungalows occupied. The break down is as follows:

There is always a risk, even on a project like
ours. But with the numbers of swingers doubling every year, and the desperate need for a
resort like this, we feel confident that not only will we profit, but expect to open a 2nd
and a 3rd Anything Island within 2-3 years of our 1st Anything Island bed & breakfast.
We are prepared to offer you a return of 10 to
25% or more, depending on your investment, and of our gross profit for the year. You
may roll over your investment for any other project we may undertake. After 5 years, we
hope to go public, and your investment would be converted to stock. Each dollar you
invest, could return you 20 to 100 times your original investment.
Lets say you invested $2000.00 for our first
full year of operation, and we actually had a net profit of $459,670.00 ( we actually
expect better )( as stated above ), you could actually double your money in 2-3 years.
Of course, if you had invested more, your return would be more. The next year could
be an even bigger return.
Don't you just hate it when you invest in a
company or stock, and you get 6 to 9 percent return, or less, while the principles make
millions ? Well, just like the trend of employee owned companies, I want the investor
partners to own and make the profit, along with myself. Yes, your an owner, not just an
investor. If I can do $175,000.00 a year on 5 little swingers clubs, just imagine what we
can do with anything Island together.
100% of your investment goes to creating
Anything Island and associated incidentals, there are no commissions or salary's to pay,
as Norm & Patty Ann already make a great living from their 3 other Southern California
Swinger Clubs.
One of the reasons Norm's 3 other Southern
California Clubs has done so well, is that we have virtually no debt, and as such, all
income is virtually 100% profit. We intend to operate Anything Island in the same manner.
If for some reason, you decide to withdrawal from your investment, we can almost guarantee
you 100% of your original investment back.
